Word that Tesla Motors was interested in locating its giant battery factory near Reno appears to have jump-started a business migration to the region long before the electric car maker made the decision official.

A new report shows the Reno-Sparks industrial market posted a quarterly record for square footage leased or sold over the past three months. The nearly 2.7 million square feet eclipsed the previous record of 2.4 million during the third quarter of 2013.

Dave Simonsen, vice president of the Reno-based commercial real estate company NAI Alliance, says all that activity was pre-Tesla. He expects the momentum to continue to build the next two years because of what he calls the "tsunami wave of Tesla."

Tesla's $5 billion gigafactory is expected to create 4,000 construction jobs and employ 6,000 permanent workers.
